Sugar Mill is a small master planned community located within the
city of Sugar Land, Texas. You have all the amenities of a large
master planned community with a small town feel. Construction of
Sugar Mill started in late 1978 and is completely built out (except
for a couple of privately owned lots). There is excellent access to
local businesses and Houston employment via the Southwest
Freeway, Hwy 6, Hwy 90 and the Sam Houston Toll way. Sugar Mill
children attend award winning schools in the Highly acclaimed Fort
Bend Independent School District. Active parental involvement can
be seen at all FBISD schools that Sugar Mill children attend. A
library is adjacent to Sugar Mill and there are also several day care
facilities close by as well as six local churches.

Sugar Mill has many wonderful amenities which include 2 swimming
pools, 5 lighted tennis courts, miles of beautifully maintained hike &
bike trails and a private 22 acre stocked lake ready for fishing or
boating.

The City of Sugar Land provides professional city officials and staff
with "small town" friendliness so Sugar Mill residents enjoy the
protection of the Sugar Land police and fire departments. The parks
and recreation dept. has provided two parks in Sugar Mill, that
include base ball fields, football and soccer fields and a pool.
Throughout the year many activities and camps are provided for
both children and adults. The community of Sugar Mill is
professionally managed and maintained. The annual maintenance
fee ($570 for 2008) compares favorably with other master planned
communities. The 2007 tax rate is 2.06674 per hundred dollar
valuation There is NO MUD OR LID TAX in Sugar Mill.

Residents have the opportunity to participate in many activities
and clubs which include S.M. Architectural control committee, S.M.
Women's club, tennis, the Lake Committee, and the Boy and Girl
Scouts to name a few. The S.M. Board of Directors and the Women's
club have sponsored 4th of July Parades and Holidays Parties for
years. Both kids and adults look forward to these enjoyable times.
When you put it all together you have a great place to live that's
attractive, affordable, has great schools, and has a small town
atmosphere.
